Environmental Consulting for Business Development in Elsdorf, Germany

The project area, Gewerbegebiet-Nord, covers approximately 100 hectares and is divided into two construction phases: the first phase is about 43 hectares, and the second phase is about 47 hectares, located in the northern part of Elsdorf. The currently agricultural land is set to be developed into an innovative and sustainable business location under the state program Go4Gewerbe in the coming years. The site's excellent transport links via the A61 motorway and its central location in relation to nearby urban areas make it a hub for business and innovation. The project emphasizes sustainable development, requiring high ecological standards in planning and development. Key criteria include efficient land use, water-sensitive planning, renewable energy, multimodal mobility options, and high-quality building standards. The integration of open spaces and compensation areas is also crucial to create real value for the environment and society. To assess the feasibility of developing the business area, a technical study on odor emissions in the planning area is required, in coordination with the Rhein-Erft-Kreis, considering the existing and adjacent uses. This study aims to determine the odor emission situation according to TA Luft 2021, Appendix 7, based on the current (IST) and planned (SOLL) uses in the area.
