Construction of a New Primary School in Crvene Kuće

The procurement involves the construction of a new primary school in Crvene Kuće, which will include 17 classrooms for 16 grade levels, a two-part school sports hall, and associated facilities. The school will be located in the Crvene Kuće neighborhood, north of Josipa Hatzea Street and west of Ive Mašine Street, on a plot of land measuring 9,257 m². The total gross area of the planned school space is 3,358.09 m², while the sports hall will have a gross area of 1,295.03 m², making the total gross area of the school and sports hall 4,653.93 m². The construction site is situated in the southern part of the Crvene Kuće neighborhood in Zadar, bordered by roads on three sides. The school building will be a standalone structure with two underground levels, and the ground floor will be partially embedded. The external dimensions of the building are 93.02 x 60.52 m, with a maximum eaves height of 10.55 m from the lowest point of the site. The school is designed in an L-shape to create a square in front of the main entrance and to accommodate the playground to the north, ensuring optimal orientation for classrooms. The sports hall will be directly connected to the school and the outdoor playgrounds, serving both the school and the local community. The design aims to integrate the school with the existing environment, as outlined in the detailed urban plan. The ground floor is designed to align with the surrounding terrain, facilitating direct access to outdoor sports areas, while the upper floor connects to the main pedestrian walkway of the neighborhood. The building's layout includes multiple entrances to enhance accessibility, and classrooms are strategically placed to maximize natural light and outdoor interaction. Additionally, the ground floor will feature a dining area with a kitchen and service area, providing access to outdoor spaces through a service yard adjacent to the parking zone.
