Brief

Looe Town Council is seeking qualified contractors to refurbish the roof of the Looe Seafront Toilets building located in a Conservation Area. The project requires high-level access compliant with HSE regulations and CDM 2015 requirements. The main work includes removing and replacing the deteriorated roof due to nail sickness, reusing existing Delabole slates where possible, installing a breathable membrane, new facias, soffits, gutters, lead soakers, and eaves support trays. Contractors must handle hazardous material removal (including potential asbestos), manage all waste off-site, and keep the public toilets and store operational throughout the works. The successful contractor will need to work with Cornwall Council Building Control to secure any required permissions. Tenderers will be evaluated on methodology (including ability to maintain public access, materials quality, waste management, and project timeline), relevant experience with similar works, CDM-regulated projects, and references.
