New Build Warranty and Insurance for Ebury Phase 2 Development

Ebury Phase 2 is a major mixed-tenure residential development in central London comprising five towers with 98 private sale homes and 236 social/affordable homes. McLaren Construction will undertake the works, commencing late May 2026. The Council seeks an experienced warranty and insurance provider to supply a 12-year new build warranty policy, including a two-year defect liability period post-completion. The policy must protect purchaser deposits against contractor insolvency, provide structural warranty coverage for both private and social housing units, and be suitable for a scheme valued over £200 million with both UK and overseas purchasers. Minimum cover requirements include water ingress defects in roofs and walls, foundation and structural defects (load-bearing walls and floors), underground drainage defects, and staircase defects. The policy must also extend to cover an existing Private Accommodation Building to which the private sale block is attached.
