Void Property Refurbishment and Minor Works Framework for North East Housing

Bernicia Group is seeking experienced contractors to deliver void property refurbishment and minor works across its North East England housing portfolio. Selected contractor(s) will bring vacant properties up to Bernicia's Lettable Standard through repairs, compliance activities, refurbishment, decoration, kitchen and bathroom replacements, electrical and plumbing work, flooring, and external works. Additionally, contractors will undertake minor property improvements including damp and mould remediation, fire safety upgrades, fencing, adaptations, and communal area enhancements. The framework requires collaborative partnership, high-quality workmanship, excellent customer service, value for money, and continuous improvement. Performance will be assessed through key performance indicators covering void turnaround times, quality, customer satisfaction, health and safety, sustainability, and social value. Pricing will be based on the NHF Schedule of Rates. The initial contract term is 2 years with an optional extension of up to 6 years in 12-month increments, subject to satisfactory performance. Contractors must provide skilled resources, robust supply chain management, and responsive delivery to support Bernicia's operational and strategic objectives. The contract may be awarded to a single or multiple suppliers.
