Roof Refurbishment for Looe Seafront Public Toilets

Looe Town Council is seeking qualified contractors to undertake a complete roof refurbishment of the Seafront Toilets building located in a Conservation Area. The project involves removing and replacing a deteriorating Delabole slate roof affected by nail sickness, installing new breathable membranes, soffits, facias, gutters, and lead soakers. Key requirements include: compliance with CDM Regulations 2015 and HSE-approved high-level access; removal and safe disposal of hazardous materials including asbestos; reuse of existing Delabole slates where possible; installation of new eaves support trays and lintels in consultation with Cornwall Council Building Control; and maintaining full public access to the toilets and seafront store throughout the works. Contractors must demonstrate experience with similar conservation area roofing projects, CDM-regulated works, and provide detailed methodology covering materials, fixing methods, waste management, timescale, and ability to maintain site operations.
