Air Conditioning and Ventilation System Maintenance and Testing Services

This framework agreement covers planned preventative and responsive maintenance services for air conditioning and ventilation systems across Staffordshire County Council's corporate properties and Local Education Authority maintained schools. Services include maintenance of air conditioning units, air handling units, heat recovery systems, extract systems, and associated ducting and dampers. Contractors must provide TM44 Energy Surveys at sites with air conditioning and ventilation systems exceeding 12kW of cooling capacity, as required by the Energy Performance of Buildings Regulations 2007, to assess system operation and performance. A 24/7 emergency callout facility is required with a maximum 4-hour response time for reactive maintenance requests. The framework currently covers approximately 188 properties, predominantly located in Staffordshire with additional sites in Cheshire, Lancashire, Derbyshire, and the West Midlands. Buildings include schools, residential care homes, civic offices, fire stations, enterprise centres, and industrial units. The Contract Managing Agent may extend the framework to serve 200+ additional Academy, Fire Service, and other partner properties as needed.
