Cleaning Services Contractor for YMCA St Paul's Group South Area Properties

YMCA St Paul's Group is seeking a qualified cleaning services contractor to provide planned cleaning services across their South Area property portfolio, covering five London and Surrey local authorities: Kingston, Richmond upon Thames, Merton, Hammersmith & Fulham, and Surrey. Services include cleaning communal areas (lifts, stairwells, corridors, entrances, gymnasiums, studio floors and equipment), void rooms, vacant accommodation, and deep cleaning as required. The contractor must support vulnerable residents in this supported housing environment and serve both residents and local community members using leisure facilities. A critical component of this contract involves improving the client's property database: the successful supplier must measure and validate all sites, collate accurate property data during the first contract year, and maintain records in agreed formats to support effective contract management. During the mobilisation period, the supplier must conduct comprehensive site inspections of all areas, assess conditions against required standards, produce detailed condition survey schedules, identify areas needing remedial work, document necessary improvements with associated costs, and propose a programme of works. All improvement and remedial works require prior client approval and authorisation before proceeding.
