Brief
This contract involves the construction of two multi-family residential buildings along with the necessary site development and technical infrastructure at Chopin Street in Tomaszów Mazowiecki. Key aspects of the project include:
1. Site preparation for the construction of two residential buildings.
2. Construction of two five-story residential buildings with basements, featuring:
- Building 1 (B1): A five-story building with a flat roof and a high ground floor, equipped with an elevator for disabled access. The basement will include a garage, technical rooms, and a bicycle storage area. The building will have a skeleton structure with reinforced concrete frames and slabs, and will be built on a foundation slab. Traditional facade materials will be used, with insulation made of polystyrene and a light wet method. The facade will feature a fine-grained plaster in muted colors, with some walls covered in flexible clinker tiles. Aluminum balcony railings with safety glass will be installed. The total volume of the building is approximately 21,800 m³, and the usable area of the garage is about 830 m².
3. A total of 150 apartments will be created, including one, two, and three-room units (75 in each building).
4. All necessary utility connections will be made, including water, sewage, electricity, gas, and telecommunication services, to ensure the proper functioning of the buildings and to obtain occupancy permits.
5. Internal installations for water, sewage, and drainage will be completed.
6. Gas installations will be installed.
7. Electrical and telecommunication installations will be set up to ensure proper usage.
8. Internal roads, parking spaces, sidewalks, and other site development elements will be constructed.
9. Tree removal and landscaping will be carried out.
10. The apartments and common areas will be finished and equipped.
The project must comply with energy efficiency standards, ensuring that the annual primary energy demand does not exceed 52 kWh/m²/year. The contractor is required to adhere to environmental protection principles, including reducing greenhouse gas emissions, managing water resources responsibly, preventing environmental pollution, supporting a circular economy, and protecting biodiversity. The contractor will also appoint a waste management supervisor on-site to monitor and document compliance with environmental requirements.
